February 2021 Bellingham/Whatcom Real Estate Market Report

The February 2021 RE/MAX Housing Report is on fire! Homes don't sit for long, and the Seller's Market continues its streak. Bellingham listings were on the market for an average of 18 days - a 37% decrease from February 2020. 

 

The lack of inventory plays a large role in the increase of home prices. The average active listings dropped by 17% from last month in Whatcom County. Home values rose through all Whatcom County markets - Mount Baker / Deming saw the largest increase in average sold price and had a 55% increase!

January 2021 Bellingham/Whatcom Real Estate Market Report

The January 2021 RE/MAX Housing Report is on fire! Homes don't sit for long, and the Seller's Market continues its streak. Homes don't sit for long. Bellingham listings were on the market for an average of 22 days - a 55% decrease from January 2020. The lack of inventory plays a large role in the increase of home prices. The average active listings dropped by 11% from last month in Whatcom County. Home values rose through all Whatcom County markets - Sudden Valley saw the largest increase in average sold price and had a 33% increase!

December 2020 Bellingham/Whatcom Real Estate Market Report

The December 2020 Monthly Market Reports continues to show a seller's market. The reports show an overall decrease in the number of active listings and soaring home prices. The average home price in Whatcom County is $499,000 - up $100K from December 2019! Across Whatcom County, the average number of days a house is on the market is approximately a month. Inventory is still diminishing. There was an 18% decrease in Whatcom County's active listings since November 2020 and an even steeper drop when compared the number of active listings in December 2019. The largest reduction in inventory over the year was in Sudden Valley, where there were a total of only 8 active listings this December - a decline of 71% in a year!

November 2020 Bellingham/Whatcom Real Estate Market Report

The Seller's Market remains strong according to the November RE/MAX Housing Report. Homes are selling in a stunning average of 28 days and for top dollar! The average home price is $487,000 - up 15% in Whatcom County. This increase is seen throughout the county. Lynden's average home price is up an outstanding 45% from November 2019! Housing inventory decreased by 51% from this time last year. Whatcom County had 340 active listings this November, yet there were over 400 active listings in November 2019. Due to the low inventory, 2020 continues to be a competitive market for Buyers.

October 2020 Bellingham/Whatcom Real Estate Market Report

The October RE/MAX Housing Report is still a strong Seller's Market. The limited number of homes on the market is causing an increase in the average home price. Homes in Whatcom County averaged $488,000! Inventory decreased 48% from October 2019. Buyers are competing for listings and homes are averaging 38 days on the market. September 2020 Bellingham/Whatcom Real Estate Market Report

The September RE/MAX Housing Report is on fire! Still a Seller's Market, homes were on the market for an average of 36 days. This is a 12% decrease from September 2019. Home prices continue to increase across the county. The average home price in Whatcom County this month is $494,000 -  about a 3% increase from last month and a 23% increase from September last year. The decrease in inventory played a role in that increase. We continue to see a decrease in available inventory with September numbers down 10% from August and 48% from September 2019 in Whatcom County.

August 2020 Bellingham/Whatcom Real Estate Market Report

School has started for most of Whatcom County, signs of fall approaching are all around us, and we're all still living among the "new normal" of COVID. What does that mean for real estate in Whatcom County? We're seeing a strong seller's market throughout Whatcom County in the August RE/MAX Housing Report. Home inventory continues to decrease with Whatcom County seeing a 24% decline from July. The average home price in Whatcom County this month is $483,000, a 6% increase from the average seen in July.

July 2020 Bellingham/Whatcom Real Estate Market Report

As we cruise through summer during these very different times, the July RE/MAX Housing Report shows a general increase in new listings across all markets. Even with the increase in new listings, inventory is still low as homes sell quickly. The average sold price for Whatcom County increased 9% over the past month! We also saw an increase in homes sold throughout the area by 13%. Whatcom County remains a strong seller's market - now is definitely the time to list homes as we continue to see multiple offers on listings.

June 2020 Bellingham/Whatcom Real Estate Market Report

As our daily lives continue to be impacted by the effects of Covid-19, many are wondering what the world of real estate is doing. A total of 338 homes sold in Whatcom County in June - a 45% increase from May! Inventory is still low throughout Whatcom County (perhaps due to concerns of having Buyers in homes during a pandemic?) while demand remains high (mortgage rates are at all time lows!). February 2019 Bellingham/Whatcom Real Estate Market Report

The February RE/MAX Housing Report shows that home prices are increasing. The average home price in Whatcom County this month is $405,809, whereas last February it was $375,166. This is an increase of around 8.1%. As spring draws nearer we are already seeing an increase in homes for sale.
